12 MIL CRAWL SPACE VAPOR BARRIER

For those of you that are researching 12 mil crawl space vapor barriers or trying to determine what’s the best crawl space liner to use, I wanted to make this 12 mil vapor barrier buying guide so you can see what I’ve worked with over the years and which 12 mil liners I recommend using for your crawl space projects.

12 mil crawl space vapor barriers are often used during the crawl space encapsulation process to cover foundation walls. 12 mil vapor barriers can also be used on the crawl space floor, depending on the type of floor you have under your home. While the 12 mil liner is one of the most common, you’ll find vapor barriers in sizes such as 6 mil, 8 mil, 10 mil, 16 mil and 20 mil.

Why We Recommend SilverBack™

The biggest reason we recommend the SilverBack is Quality. The name lives up to the hype. It’s a high quality American made product and we’ve been using it for years. This liner isn’t going to tear and you’ll find that it’s cheaper than all other liners that compare to it. It’s also one of the thickest liners on the market and actually measures at it size. The SilverBack is American made, we’ve always supported our own. The company that produces the SilverBack is CrawlSpace Concepts and their customer service is second to none. We’ve been using their crawl space vapor barrier for over 6 years and continue to do so today.

PRICE RANGE: $195-$290

GuardianLiner™ 12 Mil Liner

The GuadianLiner brand is also a well known crawl space liner that we’ve been using for years. Although the GuardianLiner hasn’t reached the popularity of the SilverBack, it’s still among the best available in the 12 mil size.

Why We Recommend GuardianLiner™

The GuardianLiner has been a favorite among contractors since it first came out and many jumped on their bandwagon. While you’ll find that this liner is a little cheaper than the SilverBack, you won’t find any loss of high quality production. It has a top and bottom layer that’s made from 100% virgin polyethylene resin. Due to this, this 12 mil crawl space vapor barrier will last you for years to come. This liner comes in 3 different sizes. What also makes this liner great is the fact that it was engineered to use in the crawl space, unlike other vapor barriers I know of.

PRICE RANGE: $185-$275

DiamondBack™ 12 Mil Liner

While the GuardianLiner and SilverBack are the top tier of the class, we couldn’t make a guide for 12 mil crawl space vapor barriers without mentioning the DiamondBack.

OUT OF 10

Why We Recommend DiamondBack

One Just like the two 12 mil liners above, the DiamondBack has basic string reinforced vapor barrier that can be compared to other quality brands on the open market that advertise the same thickness. This means there’s vapor barriers on the market that are not the actual size. Call it what you want to, but this is false advertising and misleading information. This crawl space liner won’t contain any additives and is reinforced with a 1000 denier polyester cord to stablize the layers and prevent tearing.

PRICE RANGE: $250

CHOOSING A VAPOR BARRIER

For those of you that are looking for a 12 mil crawl space vapor barrier, anyone of the liners we use on any given day is recommended. Sorry, I won’t publish content on the vapor barriers we don’t recommend/ I’m not trying to start a war. Plus, I’d rather discuss the products I use and why I use them anyway.

The 12 mil is the most common vapor barrier used.

There’s a number of platforms out there where you can find information on all types of crawl space vapor barriers. Many of them have more resources than this site.

Check out CrawlSpace Concepts.

They have dozens of informative crawl space videos that can help you get started.
